Unlike Southeast Michigan and Washtenaw County, overall inventory levels in Northwest Michigan are essentially unchanged from a year ago. As of early December, the number of homes for sale is virtually even with last year, holding at just under 880 active listings.
Even so, many buyers and sellers are noticing a slower pace — and that comes down to longer market times, not an increase in supply.
Homes that ultimately sell are still moving relatively efficiently. In November, properties that went under contract did so in about 74 days on average. However, homes that remain on the market without a contract are taking much longer to sell. For currently active listings, the average days on market has risen to about 146 days, compared to 121 days last year.
This means that while the number of homes for sale hasn’t grown, listings—especially average and below-average listings are taking longer to sell and creating the perception of a slower market.
For sellers, this shift means that pricing and presentation matter more than they did during the peak demand years. Homes that are priced appropriately and in desirable condition continue to sell, while others may take longer or require price adjustments.
For buyers, stable inventory combined with longer selling times offers more flexibility. Buyers generally have more time to evaluate options, schedule showings, and negotiate than they did when homes were selling quickly across the board.
Overall, Northwest Michigan remains a healthy market. Sales activity year-to-date is up about 8%, prices continue to trend modestly higher, and inventory remains stable. The current environment reflects a market transitioning away from the unusually fast conditions of recent years and toward a more balanced, seasonal pace.
