The Washtenaw County single-family market has been one of the more resilient pockets in Southeast Michigan this year. Through August, sales are up 3% over 2024, and new listings climbed 12%, giving buyers more options than a year ago. Prices have also advanced, with the average sale price up 3% to $521,537.

Inventory growth suggests buyers may find slightly more choices heading into the fall market — a contrast to many Southeast Michigan areas where supply remains tight.

Price reductions are trending upward after bottoming earlier in the year, pointing to a gradual shift from peak competitiveness.

At/over-asking closings stood at 55% in August, still strong but below spring highs when 60%+ of sales cleared list price.

Days on Market (DOM) has begun to rise, signaling longer marketing times as the year winds down.

Outlook

The Washtenaw market is likely to stay relatively balanced in late 2025. While higher prices and steady demand keep sellers in a favorable position, the increase in listings and price reductions hint at a softer negotiating environment ahead. Buyers may have a bit more leverage as we move into fall and winter, though values should remain supported by strong local demand.

The seller experience will be shaped by the attractiveness of their listing. Move-in-ready homes will continue to sell quickly, with competing offers, but sellers of average and below-average listings will experience longer market times and price reductions.
